Performance Marketing for Real Estate Businesses

Quavento Technologies plans and runs paid advertising for real estate businesses: developers launching projects, brokerages and agents building a pipeline, rental agencies filling vacancies and commercial specialists. We use Google Ads and Meta advertising, and we work from Pune with Indian businesses and remotely with businesses in the United States.

Property advertising has an unusual problem. Enquiries are easy to buy and hard to turn into sales. A campaign can produce hundreds of form fills at a low cost each and still deliver nobody who can afford the product, lives in the right area or ever picks up the phone. A cheap lead that never converts is expensive.

This page explains how we run property campaigns, what we measure, how a project launch differs from an always-on broker campaign, and what we cannot promise. We have not published an advertising case study in real estate, and we do not offer benchmark figures that we cannot support.

Guide

What should property advertising measure?

Not the click, and not the form fill. A click shows interest in a picture. A form fill shows that someone typed a number. What a property business needs is a conversation with a person who could buy or rent, and ultimately a site visit or viewing. Each step after the form is where campaigns are won or lost.

So we agree with you in advance what counts as a qualified enquiry: the budget range, the location, the timeframe, or whether the person has already seen a property. We then count enquiries against that definition, together with calls answered, site visits booked and visits completed. The cost of a site visit is a far more honest number than the cost of a lead.

This needs your help. Your sales team has to record what happens after each enquiry, even in a simple spreadsheet, so that we can tell which campaigns send people who turn up. Without that feedback the advertising system optimises towards whoever fills in forms most easily.

How is a project launch different from an always-on campaign?

A launch has a date, a fixed inventory and a short window in which attention matters. Spending is concentrated, creative is prepared in advance and the aim is to fill an event or a booking period. We plan the weeks before launch to build interest, the launch itself and the weeks after, when the remaining units sell more slowly and the audience needs fresher reasons to enquire.

An always-on campaign for a broker or a rental agency has no launch. The need is a steady flow of enquiries for changing inventory, in specific areas, at a cost that the business can sustain. Budget is lower and steadier, campaigns are organised by area or property type, and creative changes as listings sell and new ones arrive.

Mixing the two is a common mistake. A developer who uses one campaign for everything cannot tell what worked, and a broker who runs launch-style bursts wears out an audience. We set up structures that suit the business and keep launches, retargeting and always-on activity separate in the reports.

  • Launch plan: build-up, event, and tail, with fixed dates.
  • Always-on plan: steady budget, split by area or property type.
  • Retargeting for people who viewed a project but did not ask.
  • Separate reporting for each campaign type.

How do Google and Meta each fit?

They catch different people. Google search reaches someone who is already looking: a person typing a locality and a property type, or a project name. The intent is high and the cost per click is often high too, so keywords must be chosen with care and unwanted searches excluded. Our Google search ads and Google Ads management pages describe the approach.

Meta, which covers Facebook and Instagram, reaches people while they scroll, before they have started searching. It suits project launches, walkthrough video and building awareness in a specific area, and its lead forms make enquiry easy on a phone. Easy enquiries are also less committed ones, which is why the questions on the form matter. Our Meta ads management page explains the details, and our guide to Google Ads versus Meta Ads in India compares the two.

A balanced plan often uses Google to capture existing demand and Meta to create it, with retargeting between them. We do not start with every channel. We start with the one that fits your goal and budget and add others when the first is measured and working.

How do we keep unsuitable enquiries out?

By being honest in the advertisement and asking one or two sharp questions. An advertisement that shows the price range, the area and the property type attracts people for whom those fit, and repels those who do not. Hiding the price to increase clicks increases wasted calls.

On the form or the landing page, we ask what helps your team decide whom to call first: a budget range, a preferred area, a timeframe, whether the person is buying to live in or to invest, or whether they need a loan. Each question lowers the number of submissions and raises their quality. We test the balance, since too many questions kill enquiries and too few overwhelm the team.

Landing pages are built for the campaign and not borrowed from the home page. A visitor who clicked an advertisement about a two-bedroom flat in a given area should land on that. Our landing page design and lead generation pages explain the principles, and our Google Ads lead generation checklist lists the checks.

Why does response speed decide the results?

Because a property enquiry is not exclusive. The person who filled in your form has often filled in three others, and the first agent to reply in a helpful way usually has the best chance of getting the visit. An enquiry that waits until the next morning has probably been answered by somebody else.

That puts the real return on advertising partly in your own hands. If budget goes up and the team's response time slows, the cost of each visit rises, however good the campaign is. We therefore look at how enquiries are received, who is notified and how quickly someone calls, and we raise it in the first review.

We can help set this up: instant notifications to the right person, an automatic first reply, and reminders if an enquiry is untouched. Our marketing automation for real estate page covers those systems. Without them, increasing advertising spend can disappoint for reasons that have nothing to do with the advertising.

What tracking is needed?

Enough to follow an enquiry from the advertisement to the outcome. At minimum, the website records form submissions, calls and WhatsApp taps, tagged with the campaign that produced them. In Google Ads and Meta, those events are set up as conversions so that the platforms learn from them.

The more valuable step is feeding back what happens offline. When your team marks an enquiry as qualified or a visit as completed, that outcome can be uploaded or recorded against the original click, so that the platforms and our reports prefer the sources that send serious people. This takes setup and discipline, and it is the difference between optimising for clicks and optimising for visits.

Tracking must also respect consent. For Indian businesses, collecting and using personal data falls under the Digital Personal Data Protection Act, and for American ones, state privacy laws and rules on calls and texts may apply. Your legal adviser decides what applies. Our GA4 setup and Google Tag Manager pages describe the technical side.

What rules apply to property advertisements?

Several, and we state only those we have checked. In India, section 11(2) of the Real Estate (Regulation and Development) Act, 2016 requires the promoter of a registered project to mention its registration number in advertisements, as state authority guidance, such as the Andhra Pradesh authority's, explains. State authorities add their own rules about placement and size, so your adviser tells us how the number appears on each format.

In the United States, section 3604(c) of the Fair Housing Act makes it unlawful to publish a housing advertisement that indicates a preference, limitation or discrimination based on race, color, religion, sex, handicap, familial status or national origin. We write advertisement copy about the property and not about who should live in it. Ad platforms apply their own policies to housing advertisements, including limits on audience options, and we follow what each account shows us when campaigns are set up.

We do not give legal advice. Disclaimers, price statements and approvals are for your adviser to decide. We never show a unit, view or amenity that does not exist, and we never imply approvals a project does not hold.

How much should a property business spend, and what can it expect?

That depends on the market, the price of the property and the competition, and we will not invent a figure. A budget has to be large enough for the platforms to gather data, and for you to see enough enquiries to judge results, usually over several weeks. A budget so small that it produces a handful of clicks teaches nothing.

We begin with a test period, review the cost of qualified enquiries and visits, and then scale what works and cut what does not. We do not guarantee leads, visits or sales, and we are suspicious of anyone who does. Advertising spend is paid by you directly to Google and Meta, and our fee is separate.

Pricing & engagement

Advertising management runs as a monthly retainer, separate from the advertising budget, which is paid by you directly to Google and Meta. A one-off account audit is a fixed-price project. We quote in rupees for Indian businesses and in US dollars for American ones. The fee depends on the number of projects or areas, the channels used, the number of landing pages and the creative work needed. We suggest an initial three months so that the test period can be judged, then month to month. The ad accounts, pixels and data are created in your name and remain yours.
