WEBSITE DESIGN & DEVELOPMENT

Website Development for Real Estate Businesses

Property websites for brokers, developers, builders, agencies and property managers: listings, project pages, maps and enquiry paths that work on a phone.

Website Development for Real Estate Businesses

What we do for real estate businesses.

Quavento Technologies designs and builds websites for real estate businesses: brokerages and independent agents, developers and builders with live projects, rental and letting agencies, and property managers. We build from Pune for Indian businesses and remotely for businesses in the United States, with calls in US business hours.

A property website has one job that is easy to state and hard to do well. A person who is looking at a place, on a phone, probably while doing something else, must find the property, trust the information and contact you without friction. Everything else, from the design of the home page to the structure of the listing database, serves that.

This page explains what a real estate website needs, the choices that matter, how listings and project pages differ, and what we can and cannot show as proof. We have not published a real estate website in our portfolio yet, and the related examples we point to are labelled as other industries.

Guide

What you should know.

What does a property website need to do?

Four things in order. It must load quickly on an average phone connection, because a visitor waiting for a gallery to appear leaves for a portal. It must show the property convincingly, with enough photographs, a floor plan and the facts a serious person wants. It must answer the first questions before they have to be asked. And it must make contacting you effortless.

The facts are plainer than most sites make them. For a flat or house: location, size, number of rooms, floor, age or possession date, what is included, price or rent and what else a buyer will pay. For a plot or a commercial space: the dimensions, the access, the permitted use and the status of approvals. A page that hides the price invites a call from only the most curious.

We start every project by looking at your last twenty enquiries and asking what each person wanted to know. The answers become the content of the page, and they are usually less glamorous than the hero image.

How are a broker site and a developer site different?

A broker's website is a changing catalogue plus a reputation. The inventory turns over, so listings must be quick to add, mark as sold or let, and remove. The broker's own name, area expertise and track record are what separate the business from a portal listing, so the site gives the agent's profile and local knowledge real space.

A developer's website is closer to a campaign page. Each project has a fixed set of units, a launch, a construction timeline and a sales team. The page shows the master plan, the unit types, the amenities, the location and the construction progress, and it carries the project's registration details where the rules require them. It captures enquiries with the project attached, so that the sales team knows which project was asked about.

Rental agencies and property managers sit between the two. They need searchable listings for vacancies and a section for owners and tenants. Our corporate website design and custom website development pages describe how we organise that kind of structure.

How should listings be managed?

In whatever way your team will genuinely keep up. A listing that was sold last month and is still shown is worse than no listing, because it teaches visitors not to trust the rest. So the first question is who updates the site and how often.

For a small team, a simple admin area where an agent adds a property, uploads photographs and sets its status is enough. For a larger one, listings can be imported from a spreadsheet, a CRM or an inventory system. In the United States, many agents also display listings from a multiple listing service through a data feed, which is governed by the rules of that service and the local board. In India, a business may sync its inventory with the portals it uses. We build the integrations that your data sources and their terms allow.

Wherever the data comes from, statuses are explicit: available, under offer, sold or let. Old listings are retired properly, not deleted, so that a link someone saved still leads somewhere helpful. Where a feed or portal sets display rules, we follow them.

  • Add, edit and mark a property sold or let in a few steps.
  • Bulk upload from a spreadsheet where your data is already kept.
  • Feeds from a multiple listing service or portal where your terms allow.
  • Clear status labels and tidy handling of old listings.
  • Photographs resized automatically so galleries stay fast.

Why do speed and images matter so much?

Because property pages are image-heavy and visitors are impatient. A gallery of twenty uncompressed photographs can take many seconds to appear on a mobile connection, and Google measures how quickly the main content of a page loads and how stable the layout is while it does. A slow listing page loses visitors and weakens search performance together.

The fix is mostly discipline. Photographs are resized and served in modern formats, only the first images load at once, the rest load as the visitor scrolls, and maps and videos load when they are needed. Fonts and scripts are kept light. We test on real mid-range phones, not only on a fast office connection.

Our guide to Core Web Vitals for small businesses explains the measurements, and our website speed optimisation page describes the work for an existing site.

How do enquiries reach the right person?

With a path that never loses the context. A visitor who taps the enquiry button on a particular flat should produce a message that names the flat, not a blank form that the agent must decode. Each enquiry carries the property, the page, the source and the time.

The enquiry options should match how your buyers like to reach you. In India that usually means a call button and a WhatsApp link alongside a short form. In the United States it often means a form, a phone number and a scheduling link for a viewing. Forms ask for as little as possible: a name, a phone number or email and a message. Every extra field costs enquiries.

Enquiries go to the right person by email, into a CRM or into a messaging tool, and the sender gets an immediate confirmation. We set up tracking so that you can see which properties and pages produce enquiries. Our guide to why a website is not getting enquiries lists the usual causes. Quick replies are covered on our marketing automation for real estate page.

What about maps, locality and trust?

Location is the first filter in property, so the site must treat it seriously. Each listing has an accurate pin, and the page explains what is nearby and how far it is: schools, transport, hospitals, offices. Statements are checkable and neutral. Describing a place as the best address in the city proves nothing and attracts no one.

Trust comes from facts that can be verified. The business name, the agent's licence number where one is required, the project's registration number and authority where one applies, a real office address, and photographs of real people. For a developer, genuine construction progress photographs, dated, are far more persuasive than renderings.

We keep claims honest because we will not publish what we cannot support. Approximate distances are marked as approximate. Artist's impressions are labelled as such. If your legal adviser requires a disclaimer next to a price or a rendering, it goes there and is readable.

What rules and accessibility points affect a property website?

A few, and your own adviser decides how they apply. In India, the Real Estate (Regulation and Development) Act, 2016 requires a promoter of a registered project to mention the registration number in advertisements, as state regulator guidance such as that of the Andhra Pradesh authority explains. A project website is advertising, so we show the number as your adviser directs, clearly and not in tiny type. Indian sites that collect personal data also need consent notices under the Digital Personal Data Protection Act, and our DPDP checklist lists the website side.

In the United States, the Fair Housing Act prohibits a housing advertisement from stating a preference or limitation based on race, color, religion, sex, handicap, familial status or national origin, so listing descriptions are written about the property and not about the kind of person who should live there. Agents' state licensing rules often govern what an advertisement must show. Website accessibility is also a concern for American businesses, and your adviser decides what applies to you. Our ADA website compliance checklist covers the practical steps.

We build accessible markup, readable contrast and keyboard-friendly forms in every project. The final decisions on wording, disclaimers and licence display remain with your legal or compliance adviser.

How do we build, and what do we recommend technically?

We choose the simplest technology that fits how your team works. A small brokerage with a few dozen listings may be best served by a managed content system such as WordPress that agents can edit themselves. A developer with a few projects and a launch date may prefer a fast, hand-coded site or a Next.js build, which loads quickly and needs little maintenance.

We have built websites on both approaches in other industries. The Hotel Adhiras website was built to convert visitors into direct enquiries, and the Shriram Industries website presents a manufacturer's range clearly. Neither is real estate, and we mention them only as examples of our building and design standards. We have not yet published a property website.

After launch, a site needs care: updates, backups, security and small changes. Our website maintenance page describes the options. The wider overview is on our real estate industry page, and the main web development page covers the service in general.

Pricing & engagement

How do pricing and engagement work?

A property website is quoted as a fixed price against a written scope and paid in milestones. The main factors are the number of page types, how listings are managed, any feed or CRM integration, the number of projects or languages and the amount of content we prepare. We quote in rupees for Indian businesses and in US dollars for American ones, and we do not publish prices, because a one-agent site and a multi-project developer site differ widely. Hosting, domain, map, feed and CRM subscriptions are paid by you to those providers. The website, domain and accounts are in your ownership, and ongoing maintenance is optional and priced separately.
