What you should know in Miami.

Does your business need an app?

Only if people will use it often or it must do something a website cannot. Residents of a building, members of a club, regulars of a restaurant group and staff doing their daily work all have reason to keep an app. A tourist who visits once does not.

Apps earn their cost through notifications, saved preferences, payment on file, digital keys and passes, and working without a connection. If none of those apply, a fast mobile website serves better and reaches everyone without a download.

How do you build a properly bilingual app?

By treating both languages as first-class from the first screen. The app opens in the language the phone is set to, offers a switch in its settings and remembers the choice. Every screen, notification, email and error message exists in both, written by native speakers in a neutral Latin American Spanish.

Design has to allow for it. Spanish phrases run longer, so buttons and labels are given room. Dates, times, currency and number formats follow the user's locale. Names with two surnames and international phone numbers are accepted without complaint. Content entered by your staff, such as menus, events or announcements, has fields for each language so nothing appears half-translated.

Support matters as much as screens. Many users here prefer to ask a question over WhatsApp, so we add a button that opens a chat. Before launch we check the whole app in each language on real phones, since a single untranslated pop-up is what users remember.

What do restaurant, club and hotel groups need from an app?

A direct line to their best customers. Miami's hospitality groups run several venues with loyal regulars, and marketplaces and third-party booking platforms take a share of each transaction and keep the customer's details. An app brings both back in house.

For restaurants and beach clubs, that means reservations, daybed and cabana booking, order and pay at the table or the pool, a loyalty balance and offers for regulars. For nightlife, table bookings with minimum spends, guest lists and event tickets. For hotels, mobile check-in, a room key where the locks support it and requests to the concierge.

Integration with the reservation, point of sale and property systems is what makes it workable, so we examine those first. Venues serving alcohol need age confirmation and store ratings to match. What should a condo or residential building app do?

Run the daily life of the building from a phone. South Florida's skyline is made of residential towers, many with hundreds of units, full amenities and a front desk that handles a stream of parcels, visitors and requests.

A resident app lets people book the gym, pool cabanas, party room and tennis courts, see that a parcel has arrived, authorize a visitor or contractor, call for their car from the valet, report a maintenance problem with a photograph and pay assessments. Announcements reach everyone at once, in their language. Staff have their own view for logging deliveries and checking visitors.

There is a legal side. Florida requires condominium associations above a set size to make specified official records available to owners through a website or app, in a secure area. An owners' section with those documents can meet that need, with access tied to ownership and removed on sale. Many owners live abroad for part of the year, and the app keeps them in touch. How can real estate firms and developers use apps?

Mainly for their own agents and their serious clients. The public searches for property on the large portals, and a brokerage app will not replace them. Where an app helps is in the relationship after first contact.

A client app can show the properties an agent has chosen for that buyer, schedule showings, share documents and updates on an offer or a closing, and keep the conversation in one place. For buyers abroad, who make up a meaningful share of the Miami market, it offers video tours, documents in their language and notifications across time zones.

How should an app behave in hurricane season?

As a reliable channel when everything else is uncertain. When a storm approaches South Florida, people need to know whether a building is evacuating, whether a business is open, whether a booking stands and when service will resume.

We build a storm mode that staff can switch on: a status banner at the top of the app, prepared notifications in each language, and for buildings, checklists such as securing balconies and elevator shutdown times. Residents can mark themselves as staying or leaving, which helps management account for people afterwards.

The servers are hosted outside the region so the app stays reachable, and key information is saved on the phone in case networks fail. Notifications are used sparingly at such times, with facts and times only. A business that communicates clearly through a storm is remembered for it.

What rules apply to apps in Florida?

The app stores' rules apply everywhere: an accurate privacy disclosure, an explanation for each permission, permission before tracking across other companies' apps, and a way to delete an account inside the app. Financial, health and alcohol-related apps face extra review.

Florida adds a strict telemarketing law on top of the federal one. Promotional text messages need prior written consent, with limits on timing and frequency, and violations carry statutory damages. How do pricing and engagement work?

Discovery and prototyping are a small fixed-price project. Development is then quoted in US dollars as a fixed price per phase or a monthly team rate, depending on how settled the scope is. The cost depends on the number of screens and user roles, languages, integrations with reservation, point of sale, property or access control systems, and compliance requirements. Apple and Google developer fees, cloud hosting and third-party services are paid by you directly. Support after launch is a separate monthly plan. We do not publish prices, but discovery ends with a detailed estimate before you commit to the build.
